Special Asset Management
(SAM) is a Saratoga Springs, New York-based corporation that assists financial institutions across the United States in managing special assets -- real property that is, or seems likely to become, assumed by a lending institution under a foreclosure order. Other common terms for special assets include distressed properties, real estate-owned (REO), and other real estate-owned (OREO).
Founded in 2002,
SAM has expanded its purview in recent years to address the effects of the current economic downturn. We are successfully merging new technologies with local market data to drive region-specific approaches to distressed property sales.
We deliver key solutions to the financial industry through three main service areas:
- Property Sales, through which SAM works directly with member institutions and real estate experts to determine the most effective manner in which to market and transact properties to individual buyers.
SAM effectively collaborates with financial institutions to assess their reclaimed properties and determine strategies to employ in moving the properties back into the hands of individual owners. Depending on the owner-institution, number of properties, geographic regions, and home values, options such as auctions (physical and on-line) are considered and efficiently implemented. Our REO Professional Database is often tapped to initiate a quick and winning process for transacting the properties. - The REO Professional Database, accessible through SAM Search, only to member institutions. It provides a highly secure, nationwide repository of expert professionals able to assist in the management, evaluation, acquisition and disposition of real property assets.
The Professional Database is delivered to member institutions through our algorithmic search tool, SAM Search, that provides access to a national complement of real estate experts who have registered with SAM for this purpose. When a lender requires an expert to evaluate real estate assets, specific criteria for this need are placed into SAM Search. The Database offers detailed accounts of the professionals' specific expertise and credentials, allowing the institution to initiate bidding and negotiations for services among a wide variety of potential contractors from within the geographical region.
The use of the REO Professional Database by financial institutions is completely confidential. Information regarding a financial company's registration and utilization of the Database is not released to any outside party. The business activities that are generated by a firm's use of the Database are not tracked or tabulated by SAM in any way.

- The Educational Institute, a professional training resource that provides clarity and consistency to the process of managing special real estate assets among the involved disciplines.
The Educational Institute is a collaboration among national trade associations, the real estate community, and professional educators. The Institute is a not-for-profit initiative with a certification program in special asset (workout) management for SAM members. We have involved the Knowlij Network as the outsourced instructional design team to assist in the production and delivery of the Educational Institute's curriculum.
Pilot deliveries of the Educational Institute's programs are anticipated during the first half of 2009.
